The Salzburg Urstein Knowledge Park comprises a total of six components covering over 32,000 square meters and is located just a few kilometers south of the city of Salzburg, adjacent to the Salzburg University of Applied Sciences with optimal connections to the motorway and public transport.
7,000 square meter area
With the exception of the atrium, all components have already been completed and are in full operation. Now the final building block is to be completed. The shell of the atrium, which has a total area of 7,000 square meters, is now for sale. Developed by UKO Estate on behalf of the owner of a German bank, the office and commercial building is intended to offer numerous opportunities for companies and investors.
An innovative campus complex
The atrium is the architectural highlight as the last building block of the Salzburg Urstein knowledge park and offers very good conditions for companies with its office space of over 6,200 square meters (plus open spaces). The space is spread over the ground floor and three upper floors, complemented by spacious courtyards and open spaces. This combination of modern working environment and green open spaces is intended to create an inspiring atmosphere at the location.
About 4,000 Euros
The future companies should benefit above all from the direct connection to the Salzburg Urstein University of Applied Sciences and the proximity to over 3,200 students and 30 courses of study in the areas of health, technology, IT, design, social sciences and economics.
The shell of the atrium, including the roof and facade, as well as the completion of the outdoor facilities and the underground car park with 74 parking spaces are to be completed by the end of September 2024. The price per square meter starts at around 4,000 euros, depending on the stage of development. The building is expected to be ready for occupancy from spring 2025.
Location factors and location
The Salzburg South economic region is characterized by high demand and a limited supply of commercial space, which should make the knowledge park particularly attractive. With direct connections to the A10 motorway, S-Bahn, bus and the Salzach cycle path, the location is very easy to reach. In addition, the campus offers other advantages for companies and their employees, such as a fitness studio and physiotherapists. Childcare has also been provided. In the Kindervilla Urstein, children can be looked after all day – from 7:00 a.m. to 7:00 p.m. Healthy lunches will be available in the “Das Urstein” bistro and in the “Kuchl” canteen.
“Now we need the right owners to complete the knowledge park,” says Moritz Unterkofler, CEO of the UKO Group, adding: “Ideally, a company will be found that uses this location with all its advantages and synergies and takes over the entire building for its own use. But of course there is also the possibility of taking over small office units. It is important to us that the right people and companies come to this top location and live the philosophy of the knowledge park.”
