Home rental and purchase prices for the first quarter of 2024 saw a new rise.
According to company data Spitogatos, the average asking price of rental housing in Greece increased by 8.0% compared to the first quarter of 2023 and by 2.9% compared to the previous quarter. In terms of home sales, the average asking price increased by 11.4% compared to the same period last year and by 2.3% compared to the fourth quarter of 2024.
Attica and Thessaloniki: The areas with the biggest price increases
The areas of Piraeus such as Kallipoli-Freattyda, Drapetsona and the center of Piraeus appear at the top of the list of areas with the highest increases in the average asking price of a house in Attica. Next is Neo Psychiko, where there was a 34.9% increase in the average asking price of a house, and finally Pallini, where there was a 34.4% increase. In Thessaloniki, the Harilaou area (2,538 euros/sq.m.), Ano Poli (1,849 €/sq.m.) and the Pefka area (1,714 €/sq.m.) were among the top areas with the highest average increases asking home sale price in the first quarter of 2024.
The picture is slightly different when it comes to renting, as the biggest increases in the average asking price of rental houses in Attica are recorded in the Northern Suburbs of Athens, Piraeus, Eastern Attica and the Southern Suburbs of Athens. In particular, the largest increases occurred in Nea Penteli, Kallipoli-Freattyda, Koropi, Ymittos and Kaminia-Palaia Kokkinia. In Thessaloniki, the areas where the largest increases in the average asking price of residential rental were noted are the Vardaris – Lachanokipoi area (9.7 €/sq.m), Michaniona (6.0 €/sq.m) and the Xirokrini – Panagia area Exposed (€7.4/sq.m.).
The most expensive areas to buy a home
The most expensive areas of Greece to buy a home, during the first quarter of 2024, are located in the Aegean islands and in the Southern Suburbs of Athens. Specifically, the most expensive areas are: Mykonos, Vouliagmeni, Voula and Hydra, while the appearance of Patmos in the first places of the ranking is interesting.
At the same time, the 5 most expensive areas of Attica to buy a home in the first quarter of 2024 are Vouliagmeni, Voula, the Kolonaki-Lykavittos area, Glyfada and Alimos. On the contrary, the most economical areas for buying a house in Attica are Agia Varvara (€1,269/sq.m.), Perama (€1,343/sq.m.), Patision – Acharnon (€1,424/sq.m.) , Agios Ioannis Rentis (€1,429/sq.m.) and Patisia (€1,439/sq.m.).
House rental
In terms of rental across the territory, the areas with the highest average asking rental prices are places with strong tourist interest and a significant increase in short-term rental. The five most expensive areas to rent a house are Pallini in Halkidiki, Sithonia and Kassandra, Mykonos, Kallikrateia in Halkidiki and Paros.
In Attica, the Southern Suburbs are once again the protagonists in terms of the most expensive areas of Attica for renting a residence, with Vouliagmeni coming first with an average asking price of €18.1/sq.m. Next is the area of Kolonaki – Lykavittos, Paleo Psychiko, Glyfada and Elliniko. On the other hand, the five most economical areas of Attica for renting a house are Agioi Anargyroi (7.0 €/sq.m.), the area of Agios Ioannis Rentis (7.1 €/sq.m.), Perama (7 .3 €/sq.m.), Kryoneri (7.3€/sq.m.) and Dionysos (7.6 €/sq.m.).
International and domestic demand for buying and renting houses in Greece
According to the data of online searches from foreign countries, the international demand for buying houses in Greece has increased by 11.8% compared to the first quarter of 2023. The 5 countries with the greatest interest in buying houses in Greece for first quarter of 2024 are: Germany, United States of America, United Kingdom, Australia and Bulgaria. The areas of the country that gather the most interest from abroad for the purchase of a residence are the center of Athens, Halkidiki, the Southern Suburbs, the Suburbs of Thessaloniki and the Cyclades. The most sought-after housing categories for those looking for housing from abroad are apartments, detached houses and villas.
Regarding the domestic demand, according to the data of online searches, the Suburbs of Thessaloniki, the center of Athens, its Southern and Northern Suburbs as well as the center of Thessaloniki are the most sought-after areas for searching for a house for sale. The most sought-after housing categories are detached houses, apartments and studios. The regions of the country with the highest domestic demand for residential rental are the center of Athens, the Southern Suburbs, the Suburbs of Thessaloniki, the Northern Suburbs of Athens and the Municipality of Thessaloniki. As far as the category of housing for rent is concerned, the most popular categories for the residents of Greece are apartments, studios and detached houses.
