Home rental and purchase prices for the first quarter of 2024 saw a new rise.

According to company data Spitogatos, the average asking price of rental housing in Greece increased by 8.0% compared to the first quarter of 2023 and by 2.9% compared to the previous quarter. In terms of home sales, the average asking price increased by 11.4% compared to the same period last year and by 2.3% compared to the fourth quarter of 2024.

Attica and Thessaloniki: The areas with the biggest price increases

The picture is slightly different when it comes to renting, as the biggest increases in the average asking price of rental houses in Attica are recorded in the Northern Suburbs of Athens, Piraeus, Eastern Attica and the Southern Suburbs of Athens. In particular, the largest increases occurred in Nea Penteli, Kallipoli-Freattyda, Koropi, Ymittos and Kaminia-Palaia Kokkinia. In Thessaloniki, the areas where the largest increases in the average asking price of residential rental were noted are the Vardaris – Lachanokipoi area (9.7 €/sq.m), Michaniona (6.0 €/sq.m) and the Xirokrini – Panagia area Exposed (€7.4/sq.m.).

The most expensive areas to buy a home

The most expensive areas of Greece to buy a home, during the first quarter of 2024, are located in the Aegean islands and in the Southern Suburbs of Athens. Specifically, the most expensive areas are: Mykonos, Vouliagmeni, Voula and Hydra, while the appearance of Patmos in the first places of the ranking is interesting.

On the contrary, the most economical areas for buying a house in Attica are Agia Varvara (€1,269/sq.m.), Perama (€1,343/sq.m.), Patision – Acharnon (€1,424/sq.m.) , Agios Ioannis Rentis (€1,429/sq.m.) and Patisia (€1,439/sq.m.).

In terms of rental across the territory, the areas with the highest average asking rental prices are places with strong tourist interest and a significant increase in short-term rental. The five most expensive areas to rent a house are Pallini in Halkidiki, Sithonia and Kassandra, Mykonos, Kallikrateia in Halkidiki and Paros.

In Attica, the Southern Suburbs are once again the protagonists in terms of the most expensive areas of Attica for renting a residence, with Vouliagmeni coming first with an average asking price of €18.1/sq.m. Next is the area of ​​Kolonaki – Lykavittos, Paleo Psychiko, Glyfada and Elliniko.
