(Sagene Newspaper): The most expensive home transfer in the sixth week of the year was a home over three floors in Maridalsveien 148A in Sagene.
According to the Finn advertisement, the home is a “unique and rare town house” from 2016. It has a usable area of 110 square metres, two bathrooms, a separate toilet, living room with open kitchen, two bedrooms and TV room. The property also has a roof terrace of 15 square meters, a ground terrace of 16 square meters and a garage.
– This is not something that comes up that often in the city, says Susanna Hjelset in Eie Eiendomsmegling.
The home is very special, also because it was built in 2016, she believes.
– Almost everything indoors is in perfect condition, the owner has worked well with lighting and lavish solutions such as built-in cupboards. The home is connected to the district heating system of the housing association next door, and there is an indoor and heated garage space on the other side of the road. So this is a very special home.
– The market’s failure
Nevertheless, the home was sold for NOK 885,000 below the asking price of NOK 12.3 million.
– This is one of the worst sales I had in 2023, because I think this home should have gone higher. But in this case I think it’s just the market’s fault, we had a lot of stakeholders and views.
According to the broker, many people wanted the home, but they blamed it on an uncertain market. They simply did not dare to take the chance on a purchase until they had sold their own home first, she says.
– Among other things, I had a couple who really wanted it, but they couldn’t sell their own apartment. So they said they had to wait a year before changing homes. There were many different stories, all of which relate to the crazy market at the time this was out.
