New York State Unlocks Gowanus Real Estate Potential with 18 New Housing Developments on Nevins Street – Affordable Housing Solutions and Environmental Concerns

The New York state government announced on Friday, February 9 that 18 new housing developments will advance under the mixed-income housing development program in Gowanus neighborhoods in Brooklyn.

“After years of stalled construction, we are getting thousands of new homes back on track and Unlocking Gowanus Real Estate Potential“, celebrated Governor Hochul.

The program aims to focus on ensuring affordable housing with the tax law 421-a, now expired and capitalize on a 2021 local rezoning that covers 82 blocks to accommodate the growth of hundreds of homes

Gowanus is a neighborhood in the northwestern part of the borough of Brooklyn, within the area once known as South Brooklyn. It is bounded by Wyckoff Street to the north, Fourth Avenue to the east, Gowanus Expressway to the south, and Bond Street to the west.

The state president showed the first earthworks of the projects 320 y 340 Nevins Streetit is a combined development of two mixed-use towers, 505,000 square feet, situated on 2.3 acres, facing the canal in Gowanus.

The two sites on Nevins Street are expected to be completed by June 2026.

The project includes ground-floor commercial space in addition to the more than 650 residential units. The site is part of the Gowanus Public Access Area and It is close to public transportation.

154 affordable apartments

“This program is now poised to generate up to 5,300 desperately needed rental housing units that would otherwise have been lost due to the expiration of the 421-a program. This specific project will result in 654 more homes for New Yorkers, including 154 affordable apartments for low-income households,” he said. These Nevins Street towers that have already begun to rise in this town, are part of the extensive land that developers have acquired in recent years as a rezoning of the neighborhood was approaching, approved by the Municipal Council in 2021.

Other projects are coming

There are also plans to transform the former Lincoln Correctional Facility in New York City into a mixed-use development with 105 units of affordable housing, as well as requests for proposals to redevelop the former Bayview Correctional Facility and Javits Center Site K in Manhattan as possible homes.
