Synergie Mirabel Project Update: Construction Delayed Due to Financing Issues – Exclusive Interview with Promoter Martyne Huot

Construction of the Synergie Mirabel project was scheduled to begin this fall. However, there is no evidence on the ground showing the start of any possible work. The Infos Mirabel newspaper therefore went to the sources.

When contacted, Ms. Martyne Huot, promoter of the project for several years, answered our questions, without going into details. “There’s not much new to say. I still want to do the project and I hope it can be done,” she stressed.

According to him, the cost of the project has risen to the point where it can no longer be launched on schedule. “Essentially, it is interest rates and construction conditions, the purchase of materials, which are not decreasing despite forecasts a few months ago,” explains the promoter.

Recently, the Canadian Mortgage and Housing Corporation (CMHC), the organization responsible for housing in Canada, mentioned the reduction of certain costs for construction sites. However, nothing specific has yet been announced. We will have to wait for the coming weeks and even months to have more precise announcements. “As of today, we cannot give a date for the start of the work,” confirms Ms. Huot.

To summarize the situation, the project was initially estimated at $12M. “We went to $20M with the delays faced by Transport Canada,” underlines the promoter. She now estimates, with all reservations and without reassessment, that she has a $22M project in her hands plus interest.

The work is therefore postponed. Finances are, according to Ms. Huot, the last barrier before really starting construction in the Ste-Scholastique sector. “For the moment, we are really stopped. Everything the city had to do to help was done. We thank them for their efficiency. They have come their way. Really everything is ready,” she emphasizes, adding that she has no steps she can currently take to help with financing.

According to data, 90% of construction sites in Quebec are currently at a standstill due to lack of financing in relation to general costs. “We are ready. The architectural plans are almost complete. We found our teams,” concludes Ms. Martyne Huot.
