Allach special education day care center: A deal for the future

The negotiations were difficult. But they were worth it: the special education day care center in Allach was saved. The association for curative education, which has been running the facility at Eversbuschstrasse 156 for more than 40 years, acquired the property itself – for around six million euros.

Christoph Duschl is happy. “I’m glad the purchase worked out,” says the club’s managing director. “It’s a good message.” The investment became necessary because the private owner wanted to monetize the approximately 3,200 square meter property in the ensemble-protected village center of Allach. A brokerage firm had already been hired to handle the deal and, according to the broker, there were other interested parties. If investors with the aim of maximizing profits had won the contract, the future of the facility would have been uncertain. The club was previously only a tenant of the site. But the children can continue to romp through the winding complex with its spacious garden.

“We pay one million euros of the total amount ourselves,” reports Duschl. “That’s the limit of what we can handle.” The remaining amount is refinanced via the care rate that the provider receives from the city youth welfare office and the Upper Bavaria district for the care of 64 children and young people with special support needs. The loan that the club had to take out for the purchase runs for 30 years – at an interest rate of less than four percent. Duschl hopes that the city will now also cover the additional costs.

Both the municipality and the Upper Bavaria district were “very cooperative,” praises Duschl. “Both tried very hard to find a solution, I really have to say that.” However, he still lacks the official approval of the social affairs department for the deal. “And we really have to close the bag now.” We can hear from the social department that “internal clarification processes” are still ongoing.

Allach’s district committee leader Pascal Fuckerieder (SPD) is also happy about the result – even if he would have preferred to see the city as a buyer of the property. “Because the area would then have been secured for the district.”
