Toulouse. No urban farm, what projects for these wastelands?

A project highly contested. Friday, December 1, during the Toulouse Municipal Council, the mayor, Jean-Luc Moudenc defined the projects selected in the Pradettes district. These are buildings that will emerge from the ground on these four plots ceded by the town hall, chemin de Bordeblanche.

180 accommodations in total

While on March 10, the Toulouse Municipal Council approved the sale of four lots located Bordeblanche path, where a group of associations and neighborhood residents had the ambition to set up an urban farm, other projects are now coming to fruition. These immense lands will disappear in favor of 180 housing units.

“Nearly thirty offers were submitted to the notary office in charge, some of which concerned several lots,” details the town hall. Finally, three projects were selected within the framework of “the architectural harmonization, environmental issues, urban quality and proposed revegetation”.

The projects selected

The first project is for two plots at Kaufman & Broad where will be built 65 accommodations on 5,503 m² of floor space. The sale was made at a price of 2.4 million euros. The second project was sold to Green City for 24 accommodations on 1,523 m² of surface area, sold for 762,000 euros.

Then the last construction falls to Sporting and GGL to carry out 91 accommodations at 2.8 million euros on 6,100 m² of floor space. More than 6 million euros in total.

“For two of the projects, they will include social housing and a portion of affordable housing is planned in future Green City constructions, in order to respect the diversity of the real estate offer and social diversity,” explains the Toulouse town hall.

Constructions criticized

A decision strongly criticized during the Municipal Council by Aymeric Deheurlesmunicipal councilor and member of Alternative Municipaliste Citoyenne, who regrets the “concreteization of the neighborhood”.

“Of course, it’s less than expected (750 housing units in the initial project), but it’s more than the urban farm sold by the residents,” he said. Criticisms which provoked Jean-Luc Moudenc, mayor of Toulouse, a former resident of the district, according to him.

“If you are lucky enough to live in the Pradettes district, it’s because there were constructions. I too saw the meadows, the cows and the sheep there. But this project is extremely qualitative. We will not pour concrete slabs over the entire area, we will create housing at a time when 42,000 applications for social housing are pending,” replied the mayor.

The city wants to guarantee greening

To convince his assembly, Jean-Luc Moudenc notably pressed revegetation projects around these accommodations. “The program will give a place to nature, more than 50% of urbanized plots will actually be vegetated with a strengthening of public facilities,” he said.

“We are setting the bar very high in terms of revegetation, promised Christophe Alves, mayor of the Lardenne / Pradettes and Basso-Cambo districts. And we are going beyond what was planned with the cultural center and the social center. » The last plots are being allocated.
