Challenges and Solutions for Middle-Class Families Facing Rising Mortgages

The acting minister Nadia Calviño has announced that, after the investiture, she will call a meeting (the third so far this year) with the bank to “expand” the measures included in the Code of Good Practices with the aim of “ benefit” the “middle classes” of the country with respect to the rise in mortgages, but what other measures and benefits are we talking about? And, above all, when will they become effective? Well, at the moment, there is no Government, and the Bank of Spain asks to wait another quarter for this expansion.

If we talk about the Code of Good Practices, we remember that, among other measures, it includes the extension of the term of mortgages, the free change from variable to fixed interest rates or the freezing of interest payments. The problem is that the bank has only approved 9% of the applications.

At COPE’s ‘La Tarde’ we want to know true stories of people who have families and belong to the middle class of our country. Lola told us that the fee she paid in November 2022 was €258.46 and now, in November 2023, the figure has risen to €683.43. The bad news about all this is that, in December, she has another check-up and this means that the number may increase again. All of this, according to Lola, is becoming an unsustainable situation. Like this mother, there are thousands and thousands of people who cannot continue to endure this situation in our country.

We have had the opportunity to speak with Patricia Suarez, president of ASUFIN (Association of Financial Users) and she has told us about the measures they propose to carry out to combat this situation. In practice, there have not been many requests and from AUFIN they have the theory that people are amortizing their savings, the question is what will happen next year if rates continue to rise or do not fall and the precious savings run out. The Code of Good Practices expires on December 31 of this year, and as Patricia points out, “families will then have a serious problem”
