The interest rate increases bite, but not on the sale of the very, very smallest apartments. – Here it will be a seller’s market almost forever.

This is what CEO Henning Lauridsen of Eiendom Norge says to VG.
This despite the fact that housing prices rose by a modest 0.4 per cent in Augustwhich is the weakest August in the history of house price statistics.
– The interest rate increases are now starting to bite house prices, said Henning Lauridsen in Eiendom Norge last week when house prices for August were announced.
But he does not think it will mean anything for the prices of the very smallest apartments in Oslo.
– No. It is still a seller’s market for these types of small apartments. I think it will be almost forever, says Henning Lauridsen.
Reduced in price
In May, a 16 square meter apartment on Vålerenga in Oslo was sold for over three million kroner. Now a new 16 square meter apartment in the center of Oslo is for sale with an asking price of over 2.5 million.
– Although these homes are very small, this is the only thing many people who want to live in Oslo can afford. At the same time, there are many people who would like to live precisely so centrally in Oslo. Furthermore, it is no longer allowed to build such small apartments, which also means that the offer is much smaller, Lauridsen continues.
Estate agent and partner Harold Mufoncol in EIE eiendomsmegling writes to VG in an SMS that we have had this property listed once before for 2,690,000 without any bids being received.
– We had several interested parties who sat on the fence, but no one chose to come on board. However, I received signals from stakeholders that there was interest in this type of housing. Now we have chosen to reduce the suggested price to 2,550,000 and already notice that the interest is better. There is very little that is in the same price range with such a central location and thus I think it is only a matter of time before someone snaps it up, writes Harold Mufoncol to VG.
There are alternatives
Partner and estate agent in Nordvik and partners, Kjetil Nilssen points out to VG that it is not a human right to live in the center of Oslo either.
– There are many nice places a little outside the center as well – and the communications are good, says Nilssen.
