Energizing the Crottes District: Revitalizing Village Nuclei with Historic Rehabilitation and Graffiti Art in Marseille

The Crottes district forms the southern tip of the 15th arrondissement of Marseille (13), a few steps from the coast. It is one of the last village nuclei », with workers’ houses surrounded by warehouses and business premises. As part of the Euroméditerranée II operation, the La Tulipe urban rehabilitation and revitalization project – named after the former soap factory located on the site – aims to “to energize the village without rushing it, without obscuring its history or leveling its present “. Simply taken back in closed and covered, the building of the soap factory, whose three naves will be restored, will become a national center of graffiti and hip-hop. The Moncada factory, made up of five buildings (from A to E, over 2,257m2) will host around forty housing units (from T1 to T4) and business premises. From the current building, only the facades and a large part of the floors will be kept, as well as some heritage elements, such as certain floor coverings. The rehabilitation will be carried out according to the principles of the Happen approach – European H2020 project in which the public development establishment Euroméditerranée participates – which aims to boost the market for the energy renovation of residential buildings in the Mediterranean area. The goal? Improve energy consumption by at least 60%, thanks to the implementation of solutions that take into account the specificities of the Mediterranean climate (sunshine, exposure, etc.).

Energetic performance

Stone and bricks used to build the walls of these buildings built at the end of the 19th century will represent an asset here. ” The high inertia and the phase shift offered by these materials contribute to stabilizing the internal temperature before episodes of high heat and then slowly bringing it to a new global balance. », says Marie Dubech, Technical and CSR Director of Histoire & Patrimoine (specialist entity in the rehabilitation of the Altarea group). The project will be the subject of an energy renovation with the insulation of the walls overlooking the exterior and the attic, the implementation of new double-glazed windows, as well as heating and hot water production systems. efficient sanitary facilities. Produced in short circuits, wood wool was chosen as insulation for the vertical walls facing the outside and the crawling. It also has a higher density, which increases its thermal phase shift capabilities. In addition, the use of cellulose wadding was favored for the insulation of lost attic floors. “The results of our thermal pre-study allow us to obtain, for buildings A, B and C, annual consumption of around 139.2 kWH/m²”, illustrates Marie Dubech. The heating system will be of the individual type and provided by radiant panel radiators with presence detection. A centralizer will allow the weekly hourly management of the radiators and management of the occupation.

Summer comfort and health

The project develops more than 70% of through or poly-oriented housing. “This design allows for nighttime cooling, using the natural temperature drop during the night to maximize the effectiveness of natural ventilation, cooling interior spaces for the next day. The south facade will receive loggias which will protect the opaque walls and windows from solar radiation by a sunscreen effect. “says Marie Dubech. The implementation of louvered wooden exterior shutters on the facades most exposed to the sun and ceiling fans in the living rooms of the apartments are in addition. The renewal of air in the accommodation is ensured by controlled mechanical ventilation (VMC) simple type B hygroadjustable flow. All the materials used in the accommodations are labeled A or A+ and thus limit VOC and formaldehyde emissions and therefore the exposure of future occupants concludes Marie Dubech. As part of a consortium led by Captown, the La Tulipe project mobilizes the architecture agency Monchecourt & Co, Histoire & Patrimoine and the BET Étamine.
