A new trend in the real estate market has been noticeable for nearly two months, and it is constantly strengthening. Large 4-room apartments are wanted. In addition, many expats invest their money in housing in their home country.
Some of them, who do not have an apartment, decide that now is the time to buy it. Others buy for their children. The more affluent buy purely as an investment.
“The latter especially applies to new construction, because we know that in our country the standard for new construction, which is established in the market, is to build the homes and deliver them to putty and stucco. And customers buy them in this form. From there, whether it’s up to each individual buyer whether they’re going to commit to finishing them up to make them rentable and habitable. Clearly, they’re worth a lot of money. And that’s going to determine whether they’re going to sit locked up or be exploited,” he tells ” Facts” Eng. Irena Perfanova, Vice-President of the National Association “Real Estate”.
The higher the demand and the lower the supply, this affects the price. We are currently seeing a similar picture because of limited supply because people who have already invested in real estate have planned to resell it at some point. They don’t find the right time and the right logic to do it now, because what are they going to do with these funds? Interest rates on bank deposits are still extremely low and people are cautious.
“It’s a fact that the secondary market is starting to increase. There are finished properties coming out, well done, at quite high prices, maybe higher than the market can take, but the market will tell itself whether these are the levels or they are overrated,” says engineer Perfanova.
As for the movement of housing prices, the appreciation continues, but is smooth. Spikes are seen when the market is more active. Since the beginning of the current year, the price increase has been between 3% and 5% in certain places. somewhere the prices have not changed at all.
“It gives the impression that a property is staying longer and longer on the market. It’s not what we’ve seen in the last 2 years, which is selling a property very quickly. We’re also witnessing a kind of advance in negotiations that previously also did not exist,” adds Eng. Perfanova.
The other trend is that, apart from 4-room apartments, there is great interest in houses with terraces. The search for properties with good views also continues, but they are decreasing due to the densification of construction.
