Once the Olympic Games are over, the housing built to accommodate the athletes will be transformed and then offered for sale. Since June 24, the Vinci group has launched the marketing of 174 apartments in the residence called Apogée, located in Saint-Denis. The prices of these apartments are much higher than those of the current market.

A residence with a view of the Seine
On June 24, 2023, Vinci launched the marketing of 174 apartments in Saint-Denis, intended to accommodate the 6,000 athletes of the Olympic Games. Construction began three years ago and they will be transformed after the competition into family accommodation or offices. They should be completed by mid-2025. The Apogée residence is located near the Cité du Cinéma, straddling Saint-Denis and Saint-Ouen. Built to the north of the Olympic Village, it offers an unstoppable view of the Seine. A major argument that could appeal to future buyers.
Prices well above market
However, the very high prices of these accommodations are a deterrent. Indeed, the Vinci group offers prices much higher than those of the current market in Saint-Denis, namely around 7,000 euros per square meter. A price that has aroused some reactions of indignation. The town hall of Saint-Denis then defended itself from these criticisms by indicating that it had no share of responsibility in this affair. “It is not the city that sets the prices, even less on land that is not its own and a development operation that is not its own”, explains Adrien Delacroix, in charge of urban planning and land in Saint-Denis.
Housing built with a high level of energy performance
And if the prices are so high, it’s because of the build quality. These dwellings have “a quality of construction that has no equivalent in the territory, with wooden materials, very carbon-free, and generous accommodation”, analyzes Adrien Delacroix. Future buyers are also counting on the Olympic Games to breathe new life into Saint-Denis and thus modernize the district. In addition, thanks to the Grand Paris Express, Saint-Denis will soon be served by four new metro lines: 14, 15, 16 and 17. To try to seduce future buyers, Vinci promises them a signed photo of the athletes having won a gold medal at the Olympics.
Plans already unveiled
The inhabitants and employees of the Plaine Commune territory could make their offer in preview, until June 24. After this date, the sale is open to everyone. The apartments for sale range from T1 to T5. 95% of them have a balcony or terrace. The 3 pieces and more are all through. And the little extra: the roof terrace has vegetable gardens and a rooftop. A work of art entitled Lucerna also sits on the roof of the residence.
