Monthly Barometer: Small Improvement in Prices in France, Contrasting Changes in Auvergne-Rhône-Alpes

The monthly barometer shows a small improvement in prices in France over 3 months, in a context of a sharp drop in transactions. In Auvergne-Rhône-Alpes, prices are changing in contrasting ways.

LPI announced its monthly barometer, sponsored by iad. The price per m² signed is €3,375 in France. Over three months, the price per m² increased by 0.7%. The negotiation margin is 6.6% in the former. It should be noted, however, that the volume of transactions fell by 21.5% on a rolling quarterly basis.

Embellishment of spring

LPI thus reports a spring upturn in the prices of existing homes, with an inversion of the price curve for existing homes. Over the last three months, in addition to the increase in signed prices, posted prices have increased by 1.5%. The observatory stresses, however, that such an upturn is usual at this time of year. But for all that, it comes after long months of a decline that seemed uninterrupted, from October 2022 to April 2023. The pace of the rise in prices measured at rolling annual levels is also slowing down rapidly, with an increase of 1.7%. at the end of June, against +4.6% at the start of the year.

Recent price increases are the slowest on the apartment market where demand is hampered by down payment requirements, given the price levels in major cities. The progression reached only 0.1% during the last three months. Also, the pace of price increases measured at rolling annual levels is still slowing down, with an increase of 0.9% at the end of June, against +3.9% in January. It should be noted, however, that while the downward trend is strengthening in Ile-de-France, tensions persist outside the said region. And posted prices increased by 1.4% in a rolling quarter, after having fallen for many months.
