What are the costs-the cost of living in an apartment?
1. Cost of care or maintenance or service charge
This maintenance fee is usually used for the maintenance of various services, such as cleaning, security, including public areas. For calculations, it is usually calculated from the area of the apartment unit.
The cost of this service charge depends on the apartment manager. The range is around IDR 20-25 thousand per square meter and is paid monthly.
For example, A has an apartment unit with an area of 30 m2, and the cost of maintaining the apartment used is IDR 20,000. Then A has to pay Rp. 600 thousand per month for maintenance costs.
“This service charge is for cleaning, security, and trash costs,” said Property Observer Anton Sitorus to detikcom, Thursday (12/7/2023).
2. Sinking fund costs
Sinking fund is a contribution that must be issued for the repair of objects that are vital and urgent. This is to maintain property value. For example, painting buildings, repairing elevators, and more.
Sinking funds can be paid once or twice a year, depending on the manager. For the amount itself, it also depends on the manager.
3. Parking fees
For parking fees, each apartment has its own rules. Some don’t pay for parking, some pay for parking on a subscription basis.
“For example, we have 3 cars, only 1 (car) allotment (parking), yes the two are paid. (The cost) depends, per building per year it can be Rp. 500-600 thousand subscription parking fees, but that is non-reserved, meaning first come grabs first get,” said Observer and Property Expert Steve Sudijanto when contacted by detikcom separately, Thursday (12/7/2023).
However, premium apartments usually have parking for up to 2 cars. The parking lot cannot be contested.
4. Water costs
To pay for water is usually calculated per cubic meter. For normal use, the bill for water is around IDR 100-200 thousand.
5. Electricity costs
The cost of electricity used in apartments and landed houses is slightly different. The price is also more expensive in apartments.
That’s because the calculation of electricity in an apartment is the same as an office building or a mall.
“From the PLN it goes to the building at the same time, the electric transformer and the meter go to one building at the same time. Only from one building is it distributed to units. PLN doesn’t want to charge one by one, he knows who is managing building A, right? the bill goes to that one building. Only later will the manager distribute per meter of electricity per each unit,” explained Steve.
For bills that must be paid, namely paying electricity bills as needed plus admin fees. For example, the cost of electricity from PLN is Rp. 500 thousand, admin fees can be Rp. 100-150 thousand. So the total paid is around IDR 600 thousand.
Separately, Property Observer Anton Sitorus added, for electricity costs, prepaid electricity can also be used. However, purchased electricity tokens can only be provided by the apartment manager.
“In ordinary houses, we just have to buy the token from PLN, in apartment complexes we usually buy it directly from the manager. So you can’t buy it for free because later the code and all kinds of things will come from the manager. And the price is a bit different from the market price, ” he told detikcom.
