Thanks to lifestyle changes and other demands of today’s young generation, the offer on today’s market has fundamentally changed. And not only transformed, but also expanded. Today’s young generation has thus gained the opportunity to solve their housing in various alternative ways and to have the opportunity to make a change as soon as it is relevant. The young couple, Martin and Nikol, who urgently solved the issue of living together, were able to solve the situation very elegantly, and their situation can thus be an inspiration for others.
The market situation does not favor young people
Real estate prices are skyrocketing and at the same time mortgage rates are rising. At the end of the year, interest rates began to rise rapidly and it is now almost impossible to get a mortgage at attractive terms. At the same time, the requirements for obtaining it became stricter, so the mortgage became unattainable for more people. Applicants under the age of 36 may obtain a loan from banks in the amount of 90% of the value of the mortgaged property, but the maximum amount of annual loan repayments should not exceed 45% of their annual income. In this situation, young people try to look for different alternatives to classic apartments. That is why modular mini houses are becoming more and more popular. One of these is worth a look in ours photo gallery.

Modular homes are interesting for both young and older couples
Modular houses and tiny houses have several indisputable advantages – they are cheap, can be placed even on a small plot of land (or even on the roof of a house, as you can see in our photo gallery) and are worth a few months. They are ideal as starter housing for young couples or, conversely, for couples whose children have already left home and a large house is unnecessary for them. Nikol and Martin also chose a modular tiny house as a starter home. They were attracted not only by the price and quick availability, but also by the model’s flexibility and functionality. The house from the Austrian architects that they finally chose can be built anywhere: in the village, in the city, even in remote or uninhabited areas.

The photovoltaic system on the roof provides approximately 60 percent of the energy the house needs to run on an average day. The remaining electricity and water for the shower, sinks and washing machine are drawn from the local infrastructure. The house is fully equipped with all necessary connections.
The modular system allows the house to grow
A huge advantage of this tiny house is that you can add a number of units to the basic module to create your own modular design. The basis is a module with a size of 25 m2, to which even smaller modules can be connected, even additionally, if you find that the space of one module is no longer sufficient for you. The modular house chosen by the young couple includes a bathroom, an upstairs bedroom, a kitchenette and a large storage area. The price for such a house ranges from 2 million crowns, depending on the equipment.
All you need is a small plot of land and you can live there
The main thing they needed was a building plot. It was provided by Martin’s parents at their cottage. The house itself takes up only 35 m2, so it was not a problem to place it at the end of a large garden and thus provide privacy.
