Caluire Houses Remain Among the Most Expensive in Lyon, Despite Recent Value Drops

Even if their value has dropped in a year, the houses of Caluire are among the most expensive in the metropolis.

According to the Notaires du Rhône, the median price of a house in Caluire-et-Cuire is €684,600. That is to say that as many old pavilions were sold below this price as above. Although this median price has fallen by -6.2% in one year, Caluire is one of the most expensive municipalities to buy a house in the metropolis of Lyon.

“The city has always been popular, it’s nothing new. It ticks many boxes for buyers: proximity to Lyon, metro, commercial life…”, observes Christophe Faure, general manager of Entrevue Immobilière, an agency that shines in this sector.

Solid, this property market is on par with towns such as Dardilly (€647,000 median price), Tassin-la-Demi-Lune (€681,900) and Champagne-au-Mont-d’Or (€702,500) .

Lyon 6eMonts d’Or then Caluire

“Caluire remains a little more affordable than the Monts d’Or in general”, nuances Christophe Faure. “Among my clients, some want to leave their apartment at 6e for the Monts d’Or… But the prices have become so high in this sector that they fall back on Caluire. »

Incidentally, these buyers immediately exclude Lyon, “where houses for sale are so rare that their price is close to the heights”. Caluire remains a city with an ideal living environment, each district having its own identity. The town of nearly 45,000 inhabitants also has access to both the Rhône and the Saône.

In its southern part, the city is even an extension of the highly prized Croix Rousse (Lyon 4e) where the price of real estate easily exceeds 7,000 €/m² for a house, according to notaries. If most of the districts of Caluire are quite homogeneous in terms of price, the difference from one house to another will be in a possible view and its general condition. Although slightly more attractive prices can still be found near Crépieux, towards Rillieux-la-Pape.

Sales over one million euros

In Caluire, Christophe Faure is seeing more and more sales over a million euros for a pavilion. These high prices are largely explained by the scarcity of this type of property.

“The land available to build new houses has become almost non-existent. The only way to clear land is to make a parcel division, that is to say by cutting the garden of an existing house. But these kinds of opportunities don’t come along every day! adds Christophe Faure, managing director of the Entrevue Immobilier agency. Since new houses are non-existent, recent ones are rare: buyers have no choice but to look for old pavilions.

“There are still opportunities to renovate, even rehabilitate,” he observes.

“The caluirard housing stock still offers a certain number of houses from the 1930s. Not all of them have yet been renovated. Among the latest that this real estate professional has put up for sale, he cites this 1930s house of 220 m² on 700 m² of land for 1.1 million euros; or yet another near the railway line, on the Rillieux side, for €890,000.
