Highfield House Farm on Swinton Estate: Rare Opportunity for a First-Class Livestock Farm on a 15-Year Tenancy

Swinton Estate, privately owned by the Cunliffe-Lister family since the 1880s, is offering Highfield House Farm on a fifteen-year Farm Business Tenancy. The farm is located in North Yorkshire’s beautiful Nidderdale and covers 605 acres of productive grassland. The farmstead includes a large 4-bedroom farmhouse, modern farm buildings that have undergone restructuring, and a hefted flock of Swaledale sheep grazing on neighbouring Ilton Moor. The farm is all productive grassland consisting of meadow, pasture, rough grazing and moorland, having been managed on low input, high nature value systems for the past decade. The letting also includes a Mid-Tier Agreement supporting a range of grassland revenue options and capital items, beginning on January 1st, 2023.

The new tenant will be offered the opportunity to work alongside a progressive landlord in delivering a wide sustainability strategy on the farm. Furthermore, it will benefit from a 15-year long-term Farm Business Tenancy that commences in October 2023.

Guy Coggrave, the Managing Director at GSC Grays, is supervising the proceedings. GSC Grays, an independent firm of chartered surveyors, land, and estate agents, is operating throughout the UK, particularly in the North of England. Viewing dates are scheduled for June 23rd, June 29th, and July 7th, 2023. Tenders should be submitted to GSC Grays no later than noon on July 20th, 2023.
