Seoul Apartment Complex: Jeonse Prices Drop Over 100 Million Won in 2 Years

Concerns about reverse jeonse, which makes it difficult to get back the deposit, are growing as the jeonse price has fallen sharply.

It is a large apartment complex with 2,500 households living in Eunpyeong-gu, Seoul.

In May of last year, the rental price for an exclusive area of ​​​​84㎡ was traded at 580 million won, but it has fallen by more than 100 million won to 460 million won in the last two years.

In a nearby apartment complex, the rental price, which soared to 900 million won for 80 square meters two years ago, has also fallen to 725 million won.

When YTN compared the rental price trends of representative apartment complexes in Eunpyeong-gu, Seoul,

It was found that 7 out of 10 places saw their rental prices drop by an average of 100 million won more than 2 years ago

In addition, as more than 1,000 households are scheduled to move into large-scale apartments in the vicinity in July, a further drop in the rental price is expected.

As house prices have plummeted since last year, the jeonse price has fallen more than when the contract was signed in the past, making it difficult for the landlord to return the deposit to the tenant.

In fact, the proportion of households at risk of reverse jeonse increased from 25% in January last year to more than half last month.

In the case of reverse jeonse housing, it was investigated that the average jeonse price fell by 70 million won compared to when the contract was signed.

The problem is that this trend could become more serious if the contract expired in November last year, when the rental price peaked, in the second half of this year.
