In the inner and outer suburbs of Paris, co-living is popular: Nanterre, Asnières, Vanves (Hauts-de-Seine), Gentilly or Ivry-sur-Seine, (Val-de-Marne) residences bloom like daffodils in spring. Latest subject to date, in Bagneux (Hauts-de-Seine), with the purchase, by in’li, a subsidiary of Action Logement dedicated to intermediate housing in Ile-de-France, of a set of 78 new studios. This acquisition, the amount of which, according to experts, would be around 15 million euros, was carried out as part of a sale in the future state of completion (VEFA) to Nexity.

Bagneux is an attractive, changing town and the project is located in the Victor Hugo eco-district, a new high-quality living space developed by Sadev. It is also attached to metro station 4 and future line 15, close to employment centers and shops”.

But the location is not the only motivation for this acquisition: “coliving responds to a real societal demand which concerns in particular the public of Action Logement, continues Damien Robert. According to him, in very tight real estate areas, such as the cities of the Parisian crown, “active people prefer fewer private square meters, but better located square meters and also more shared square meters. There is a demand for collective and services”.
Housing with a surface area of approximately 20 m² will be offered, upon delivery in 2025, at a rent level lower by around 15% of the market price. They will be allocated, as is the case for the housing stock managed by in’li, subject to means testing. The group decided to outsource the operation of the residence – imagined by V & A Société d’Architecture – while not excluding, in the long term, to create, with other investors, an ad hoc structure. For the time being, Urban Campus, a coliving specialist, will take care of it. The company currently manages five residences in France, Spain, Portugal and Italy and has 30 more open in Europe within five years.
Rise in power on the subject of coliving
This “coliving” signature is not a first for in’li, which is already present on this market. Indeed, the group had joined forces in 2019 with the operator Colonies, one of the French pioneers of coliving, on small unit programs. A dozen residences have since been carried out in this context.
In 2021, the Action Logement subsidiary decided to ramp up with the acquisition of four operations relating to residences with between 60 and 300 units, in Cergy (Val-d’Oise), Orsay (Essonne), Bagnolet ( Seine-Saint-Denis) and Colombes (Hauts-de-Seine). It has also expanded its partnerships by calling on other co-living managers, such as in Bagneux with Urban Campus or elsewhere with Colivies or Sharies, for example. In total, more than 1,000 co-living homes will very soon be delivered on behalf of in’li, not to mention some 650 homes for a future program in Nanterre (Hauts-de-Seine).
