If you have viewed a piece of land and would like to know more about it, for example its area, use and lien rights, then it is a good idea to follow the real estate cadastre. A practical web portal with up-to-date information, called GeoPas, performs the same function and, among other things, offers you interesting articles and an overview of land and parcels. Land versus parcel

We register several types of land in the territory of the Czech Republic. According to their nature, we divide them into agricultural plots, which include arable land, hop fields, vineyards, gardens and orchards, and permanent grasslands. We also register bodies of water, forest land and built-up areas and courtyards, which include, for example, entrances, ornamental flower beds or swimming pools. And then also other areas that cannot be classified in the previous categories. In contrast, a parcel is a geometrically separated part of the land and marked with a parcel number. Parcels are registered in GeoPas and we can generally divide them into building plots or land parcels. Construction portion is the one we are looking for if we want to start building, it is marked with a plot number in the land register. A land plot is not a building plot and can include several types of land, for example arable land, a garden or a vineyard.

GeoPas offers you a very detailed overview in a simple viewfinder. If you enter the parcel number, you will find out information about the owner or owners, if there are more than one. You will find their name, address and information about the property, i.e. area, type of land and method of use. You will also learn about the rights and possible restrictions on ownership rights, where execution, liens and encumbrances fall. In this way, you can easily prevent potential fraud when someone tries to sell land as building plots, and for you it would just mean waiting several decades for a change in the zoning plan.
