The flight from the big cities continues
Suburban houses are increasingly preferred. That is why the prices of these properties are going up, and for the houses in the villages close to Plovdiv, an increase of up to 30% is reported. According to data from brokers, Plovdiv is also the record holder for concluded mortgages for the purchase of property.
Mila Alexandrova has been looking for the right house since the beginning of the year. Together with their family, they are selling an inherited property in the center of Plovdiv to finance the purchase of their new home.
“It’s already very busy in Plovdiv, I prefer to be near the city, but not in it, we want a quieter life, cleaner air. We want it to have three bedrooms, a small yard, a garage and infrastructure.” Mila Alexandrova, a buyer, told BNT.
In order to cover the cost of the new house, Mila will also take out a loan from a bank.
“Since in 2023 we expect an increase in the interest rate, people wish to have a fixed interest in the contract and not to worry,” added Marieta Gargova, broker.
Since 2020, the prices of newly built houses in the villages near Plovdiv have been growing by 20-30% per year. The pitches are running out and this will be the reason for the growth to continue next year as well.
“In 2020, we sold houses between 200 and 220 square meters for 120,000 – 150,000 euros, and now there are also houses for 200 and over 200,000. This does not bother buyers and the desire does not stop,” added Marieta Gargova, realtor.
To satisfy the increased interest, more and more investors are moving their businesses from the central parts of Plovdiv to free land in rural areas.
“At the moment, it is most likely to buy a house with 2-3 bedrooms for the price of a two- or three-room apartment in the city,” said Vera Ljubenova, an investor.
As a bonus to clients, investors do not ask for a commission. In some of the villages, apartments are even available in small cooperatives.
