The number of home sales decreased by 8.2% in the interannual rate last November, reaching 58,942 operations, while the average price per square meter stood at 1,570 euros, 1.2% more than in November of 2021, according to data from the General Council of Notaries published this Thursday.
By type of home, sales of flats fell by 7.5% year-on-year, to 44,796 units, while sales of single-family homes decreased by 10.4% year-on-year, to 14,146 units.
Apartment prices rose 0.6% last November compared to the same month in 2021, reaching 1,747 euros per square meter, while the price of single-family homes stood at an average of 1,264 euros per square meter, with an increase of 2.5%.
By autonomous community, the sale of homes fell in 15 of them in the interannual rate and only rose in Extremadura (+1.5%) and Castilla y León (+1.3%).
Among the decreases, the most pronounced were registered by Navarra (-37.4%), La Rioja (-30.4%), Cantabria (-22.9%), Asturias (-16.9%), the Balearic Islands (-16 .7%) and Castilla-La Mancha (-15.5%).
For its part, the price per square meter rose 1.2% year-on-year nationwide last November. In eleven communities prices increased and in six they fell, mainly in La Rioja (-9.4%) and Castilla-La Mancha (-7%).
The biggest price increases, on the other hand, were registered in Cantabria (+19%), the Canary Islands (+13.4%) and Madrid (+10.9%).
LOANS FOR HOME PURCHASE ARE DOWN
For their part, mortgage loans for house purchase fell by 8.5% year-on-year last November, to 28,391 operations. The average amount of these credits stagnated, standing at 147,833 euros.
The percentage of home purchases financed by a mortgage loan stood at 48.2% last November. In addition, in this type of purchase with financing, the amount of the loan represented an average of 71.8% of the price.
At the regional level, mortgage loans for home purchase only rose in the Valencian Community (+0.8% year-on-year) and fell in the rest of the regions, mainly in Navarra (-28.3%), Murcia (-24.1 %) and La Rioja (-18.6%).
