In one year, at the end of September 2022, if prices continue to increase in old properties, their evolution is slightly lower than the increases observed in the last two years, according to the notaries of France. Transaction volume, meanwhile, has been down since 4And quarter 2021.

73,000 fewer sales in September 2022

At the end of September 2022, the number of existing transactions made in the last 12 months in France is estimated at 1,133,000, compared to 1,206,000 at the end of September 2021.

The annual sales volume has been declining since 4And quarter of 2021, after the increase that occurred between the end of 2020 and the 3And quarter 2021.

Old apartments: prices up 4% in one year

Au 3And quarter of 2022, the prices of old apartments in France increased slightly by 0.9% compared to 2And quarter 2022.

But in one year they have increased by 4%. This variation is slightly lower than that observed in the last two years (+5.3% in 3And quarter of 2021 and +6.6% in the 3rdAnd quarter of 2020) and corresponds to that recorded in 2019.

As of the end of September 2022, in one year, only one city has posted an m2 less than €2,000 for old flats: Saint-Étienne (€1,170 per m2). Five cities offer a price per m² of around €2,500: Toulon (€2,420), Reims (€2,450), Grenoble (€2,520), Orléans (€2,530) and Dijon (€2,540).

In six cities, it varies between almost €3,000 as in Marseille (€2,990) and almost €4,000 as in Nantes (€3,950), passing through almost €3,500 as in Strasbourg (€3,430).

In four other municipalities, the price per m² of old flats reaches or exceeds €4,000: Nice (€4,380), Bordeaux (€4,640), Lyon (€5,510) and Paris (€10,590).

Old houses: prices up 8.2% in one year

On the scale of France, the prices of old houses at 3And quarter of 2022 increased by 1.9%, as in the 2And quarter.

In one year, the price variation reached +8.2% out of 3And quarter of 2022 (+5.7% in Île-de-France and +8.6% in the rest of France). The increase is 18% over two years and 23% over three years.

At the end of September 2022, in one year, in the Nice conurbation, the average sale price of old houses reached 590,400 euros, an increase of over 100,000 euros over two years.

Six cities offer an average sale price of more than 400,000 euros (Rennes, Montpellier, Lyon, Toulon, Paris and Nice), compared to four last year and only two two years ago.

In six other cities, prices are between 300,000 and almost 400,000 euros (Toulouse, Nantes, Grenoble, Strasbourg, Bordeaux and Marseille-Aix-en-Provence).

Conversely, six cities have an average sales price of less than €300,000 in 2022 (Le Havre, Saint-Étienne, Lille, Orléans, Reims and Dijon), compared to 11 cities five years ago.
