Photovoltaic, furniture and deductions: the home bonuses to be exploited in 2023

Between changes to the Superbonus, 65% ecobonus, 75% deduction for the removal of architectural barriers and 50% VAT for energy-saving buildings, the new concessions on real estate introduced by the government in the manoeuvre.

A 50% rate is envisaged with a spending ceiling set at 96 thousand euros: this is how the house bonus in the new year. Also included in the deductions are interventions relating to extraordinary maintenance, i.e. those which concretely modify the existing situation of the building and not those aimed simply at maintaining it in good condition. It is, therefore, a fairly wide range of interventions. The application of the law with regard to condominiums is slightly different: in this case, however, deductions are also foreseen for ordinary maintenance work.

If we talk about consolidation interventions of properties located in seismic zones of category 1, 2 and 3, the deduction increases up to 80%, maintaining the maximum ceiling of 96 thousand euros as a reference. For those who, still in seismic zone 1, 2 and 3, decide to buy a house located in a building completely renovated by a company, the deduction is fixed at 85%.

Ecobonus

Interventions aimed at saving energy, as well as those of home automation which set themselves the same objective, keep the rate at 65%. These are works of a certain importance, such as the replacement of old generation boilers with condensing ones equipped with smart thermovalves.

If these interventions are combined with other consolidation interventions, the rate can rise up to 80%. Curtains and blackout elements provide for deductions of up to 50%, even if prior notification to Enea is required to obtain the expected bonus.

Class A/B properties

Anyone who decides to buy buildings of type a energy saving in class A or B, can benefit from 50% savings on VAT: an advantage that is granted for the sale by companies or real estate funds.

Photovoltaic panels

The enhancement of photovoltaic panels existing ones or the installation of new models involves a 50% bonus: the same deduction, however, is provided for the purchase of new batteries.

Furniture and outdoors

Can be combined with the benefits associated with the interventions of renovationto those included in the sismabonus or those relating to photovoltaic systems, there is also the so-called furniture bonus. You have the right to take advantage of the 50% deduction for the purchase of large appliances and furnishings to be allocated to renovated properties: the ceiling, which at first was thought would decrease to 5 thousand euros, was set at 8 thousand in the maneuver EUR. The renovation works of gardens and terraces, the so-called green bonusprovide for a rate of 36%.

Elevators

The maneuver extended the 75% rate for the abatement of trees for a further two years architectural barriers: installation works for new lifts, platforms and stairlifts are included, but also all those interventions aimed at improving accessibility to buildings and internal mobility. To approve such works in a condominium, the approval of one third of the assembly is sufficient.
