Aurelis Real Estate has sold to Aachener Grund Vermögen Kapitalverwaltungsgesellschaft mbH a plot of almost 4,000 square meters in the “Güterbahnhof Nord” in Freiburg im Breisgau, including a residential complex under construction. In the area at the corner of Neunlindenstraße and Paul-Ehrlich-Straße, around 7,300 square meters of living space in 80 units and 1,200 square meters of retail space in five units will be created by 2024 under the management of Aurelis. It was built according to plans by architects AS + P Albert Speer + Partner GmbH. Freshfields Bruckhaus Deringer advised Aurelis in the transaction.
Lots of greenery and electricity from photovoltaics
The goal is to supply the building with a high percentage of renewable energy in the future. For this purpose, for example, a photovoltaic system is planned for the generation of electricity. The sustainability concept continues with a green roof terrace of 420 square meters, about half of which is to be planted. Ivo Iven, Managing Director of Aurelis Region Mitte, comments: “This will be a highlight of this project: The roof terrace will be available to future tenants as a communal garden and will invite you to garden with flower beds and a greenhouse.” KfW Efficiency House Standard 55 expected.
“The good location in a new urban district, the general concept of the property with a good energy-efficient building standard, solar system and common green roof garden as well as the high-quality furnishing of the future apartments were decisive for us in the purchase ,” explains Moritz Weiter, Head of Residential Property Acquisitions at Aachener Grund Vermögen. “At the same time, each new building helps to provide urgently needed rental living space,” adds Weiter. In principle, Aachener Grund Vermögen acquires real estate for permanent ownership and, in addition to commercial real estate in the city center, focuses on urban living space and senior housing.
Urban living in a vibrant neighborhood
In recent years, a lively neighborhood has developed on the 39-hectare site “Güterbahnhof Nord”. The neighborhood combines life and work through a mix of living and office spaces with leisure facilities, local services and restaurants. Nurseries already exist and will be complemented by other facilities and schools in the existing neighbourhood. The teaching clinics, the university and the Freiburg exhibition center are located in the immediate vicinity. Tram, bus and S-Bahn stops are within walking distance. Aurelis has carried out the complete development of the site. The company is planning to build an office building on another plot in Paul-Ehrlich-Strasse.
