A hesitation among buyers should not come as a surprise, as house prices remain very high. A house in Belgium cost an average of about 314,700 euros in the first six months of 2022, in Flanders an average of around 341,600 euros. This is about 6 percent more than last year in both Flanders and Belgium as a whole.
Nevertheless, civil-law notary Bart van Opstal speaks of a cooling of house prices. An increase of 6 percent seems a lot, but that impression is not entirely correct. “If you take into account inflation, which was close to 8 percent, the average price fell in real terms.”
