The investment volume amounts to an impressive 7.8 million euros; construction is expected to start in April 2022.
“The prospective buyers to date have mainly come from outside the region, including from other European countries and Asia. They particularly appreciate the catchment area and the optimal infrastructural connection,” reports the real estate market expert. The economic areas of Krefeld, Düsseldorf and Mönchengladbach, the Ruhr metropolitan region and the Dutch cities of Roermond and Venlo can be reached quickly via the A44 freeway. Above all, the Düsseldorf International Airport, which is only a 15-minute drive away, is a great advantage for prospective buyers. When asked about the companies interested in settling here, Bienen is more specific: “These are industrial suppliers as well as companies from the fields of mechanical engineering, IT management in medicine, metal wholesaling and the skilled trades.”
MeinWerk, initiated by bienen+partner Immobilien GmbH, stands for a modular, climate-friendly business park concept that is particularly suitable for small and medium-sized enterprises, or SMEs for short, and almost any industry, since combined hall and office space is offered here for purchase qua fixed price, which is why time-consuming planning and preparation as well as cost risks are eliminated. The native Mönchengladbacher – project developer, investor and real estate consultant with focus on trade and industrial real estates – reports from the operational business that in particular Firmenlenkerinnen and Firmenlenker from (often owner-led) KMU decide: “Because they can finance the Investment at present still interest-favorably and with the trade real estate at the same time an important contribution to the age precaution make.” And Eckart Preen, head of KREFELD BUSINESS, knows: “Where a shortage of space today is game-changing for the entrepreneurial development opportunities and operational innovative strength of tomorrow, it is important to make provisions and create facts in order to be able to plan in the best possible way in the long term.” The head of the economic affairs department emphasizes the importance of commercial zones that are available on time and in line with demand: “Commercial zones create growth and jobs by attracting new businesses. That’s why MeinWerk on Kommunikationsstraße is a strong location signal.”
The versatile hall units are offered for sale in solid reinforced concrete construction with usable areas of either 200 sqm and 300 sqm. According to Bienen and team, they thus offer not only significantly improved fire protection compared to a pure steel construction, but also a decisively increased third-party usability. If required, it is possible to enlarge or combine the units. With a floor height of six meters, buyers have the option of office, service or workshop space of 50 to 300 square meters over one to two levels. “In our business parks, economy and ecology go hand in hand: we use predominantly recyclable materials and focus on ecological cold and heat insulation by using high-quality insulating materials and greening parts of the roof areas,” says Viola Albrecht, managing director of MeinWerk Gewerbepark GmbH. In addition, the installation of photovoltaic systems is planned.
