Bulgarians and Greeks are increasingly interested in buying real estate in northwestern Turkey due to the collapse of the pound.

The president of the Edirne Real Estate Consultants Association, Serhat Cheker, said Greeks have increased interest in buying apartments, while Bulgarians prefer rural houses in quieter areas. According to Ceker, the demand for housing from foreigners has increased significantly recently: “Especially Turkish citizens living in Greece want to invest their money in Turkey. They are investing here. We used to sell 2-3 a year, now we have over 10 apartments sold in the last month alone, “he said.

“Demand from Bulgarians has also increased,” Checker added.

For the first time, there is a tendency for Bulgarians who do not have dual citizenship to be interested in real estate in Turkey. But there are restrictions for them, as they are not allowed to buy in the areas closest to the Bulgarian border. If they are only Bulgarian citizens, they can buy from Tekirdag or Corlu, but since Edirne and Kirklareli are border towns, they are only available to people with Turkish citizenship. The border is nearby, so Bulgarians cannot get notaries here. But there is another trick. “If you make an investment of at least 250,000 euros, you can obtain Turkish citizenship automatically, under a simplified procedure,” Cheker assured.

According to him, Bulgarian clients prefer rural houses. Others buy a few small apartments and rent them out.

So far, most Bulgarians have bought villas near the Aegean coast of Saros Bay.

Erhan Koch, a real estate consultant in Edirne, said sales would increase even more in the future. Especially in the Gulf of Saros, the prospect is great. More than half of the summer houses there are currently rented and bought by Greeks and Bulgarians, he said.
