It is the TIP Tower in Angers, which received the Golden Pyramid of the 2021 edition organized by the federation of real estate developers (FPI) on Wednesday December 15 in Paris.
This competition “shows excellence at a time when the act of building is complicated: everyone wants good accommodation, but no one wants a crane next to their home, ”says Pascal Boulanger, president of the FPI. The 18th edition focused on industrial innovation, urban diversity, responsible conduct of operations, low carbon. Two prizes were also awarded to a tertiary operation (“business property”), and to a first work (“first achievement”). Finally, the “general public” prize left it to the ceremony participants to choose their favorite program.
Diversity of uses
The TIP Tower in Angers is a 29,500 m² SP complex made up of three buildings (up to 13 floors), resulting from the “Imagine Angers” consultation launched by the City. It is made up of 25,000 m² of offices, 3,000 m² of shops and services (i.e. 12% of surface area), 2,500 m³ of student residence (78 accommodation units), 4,500m² of green terraces and balconies, 650 m² of winter gardens. … Currently under construction, delivery is scheduled for the end of the first quarter of 2024. It is BBCA Excellent, E2C2, BREEAM Excellent, HQE Excellent certified.
The program mixes uses, making the emphasis on student accommodation and workspaces. A concept that took a long time to emerge, says Laurent Strichard, president of Open Partners, co-promoting this program with Atao Promotion “In 2018, we wanted to create a student incubator, but that required changing the code. construction and housing (CCH). But Angers launched “Imagine Angers”, we assembled a team and we won the competition thanks to this concept. “The price is a consecration for Atao Promotion,” since three years ago, we received the pyramid of the first realization (for the program “Les Flots” in Pornichet, Editor’s note) “, recalls Louis Romieux, president of ATAO Promotion.
Designed by the architecture firm Rolland & Associés, the TIP Tower stands out for its its facade, made up of an eco-responsible self-cleaning concrete exoskeleton. “The city of Angers has served us on a plateau as a superb and inspiring site,” indicates Frédéric Rolland, DPLG architect of the Rolland et associés agency. Verticality is not easy to gain acceptance in France, but this small tower is a sentinel of the city, which responds to the tower of the castle of Angers. “

– Industrial innovation pyramid : “The spray gardens” in Biganos (Gironde) developed by Quartus Residentiel and designed by the Joly & Loiret agency. The program only uses geosourced materials: massive use of raw earth, plant fibers and natural lime on the facade. Quartus has also inaugurated its first Cycle Terre plant in Sevran (93) which produces blocks, mortar and mud rendering.
– Commercial real estate pyramid : “Marcadet” in Paris, developed by WO2 and designed by the architecture firm Chartier-Dalix.
– Pyramid of urban diversity : “Hôtel des Postes” in Strasbourg, developed by Bouygues Immobilier and designed by the Weber & Keiling agency.
– Responsible conduct of operations pyramid : “La Baratière” in Vitré (Brittany), developed by Réalités and designed by Agence Clénet Brosset.
– Low carbon building pyramid : “SoritA” in Montreuil (Ile-de-France), developed by Valoptim and Sandra de Lamotte (agency IF Architects).
– Pyramid of the first achievements : “Le Phoenix” in Reims, developed by Citanium & Nord-Est aménagement promotion and designed by Laba Architects. This is the first time that this pyramid has awarded a commercial real estate program.

How do you see the Golden Pyramid 2021?
Marc Pigeon: This is the 2021 collection of real estate development! This year, fashion is going green since all the programs give pride of place to energy and carbon savings, develop a mix of uses… The Golden Pyramid ticks all the criteria. The program is located in Angers, which clearly shows that innovation is not confined to the programs developed in the largest metropolises. And that all promoters, whatever their size, push it.
You created the Prix des Pyramides d’Or 18 years ago. What was his goal?
M.P. : This award was created in 2003, when real estate development was attacked by the media. I remember a program by Julien Courbet which followed households in great difficulty following a purchase in new buildings, and which confused builders of single-family homes and real estate developers. We had to show reality, this is the first objective of the Pyramids. The second was to encourage promoters to innovate, by putting them in competition. Finally, it was also about bringing together the promotion and construction family around a convivial moment.
