A report commissioned by the Municipal Housing Company of Gijón reveals that more than 5% of the municipality’s housing stock is currently empty. It is one of the main conclusions of this analysis carried out by the professor of the Department of Sociology of the Oviedo University, José Pablo Calleja.
They are in total more than 7,000 empty houses (5.2%) to which must be added as many underused (surely holiday homes or second homes) that would exceed 15,000 (10% of the Gijon real estate stock).
The data has been extracted after analyzing the consumption per dwelling. “The situation of registration of people inside a home did not allow us to know the reality of occupation of those homes so, thanks to the Tax agency, which provided us with an anonymous sample of cadastral references with electricity consumption, we were able to estimate the empty houses “, he explained in BE Gijón.
One out of every five homes in Gijón does not have anyone registered, something that does not indicate the reality because “then, in 60% of the homes where no one is registered, there is electricity consumption.” The objective of the study, according to Calleja, is “to try to get those homes out of the real estate supply and thus lower rental prices, which are quite high in Gijón. This will require a combination of public policies, create a rental awareness and give security to landlords and tenants. “
The same study establishes, taking a sample of 600 rental housing last December, an average of 570 euros for a monthly rent. The rents of more than 600 euros would be relative to the neighborhoods of the east and center, and around 500 per month in the south and west of Gijón. It is the most expensive rental in Asturias. “It is a very high price since many people demand a rental home and cannot access it for this reason. Compared with northern cities of the same size there are not many differences, but if it is related to large cities What Madrid O Barcelona“, it is finished.
