Lake Tisza is the new favorite

Due to the activity experienced in the second half of the year, the number of sales in the settlements around Lake Balaton decreased to a much lesser extent than the national average, and there was even a measurable increase in the vicinity of Lake Tisza.

Overall, the number of sales in holiday districts decreased by 14.5 percent in 2020 year-on-year, which is slightly lower than the 15.5 percent decline in the number of transactions measured at the national level, and some resort districts, such as Lake Tisza and Lake Balaton, stand out. of.

There was a 5.8 per cent decline in the settlements around Lake Balaton, while in the settlements around Lake Tisza there were almost 8.9 per cent more sales in 2020 than in 2019.

Last year, the largest decline of nearly 29.5 percent was due to the spread of the epidemic in the second quarter in resort areas, which is in line with the processes experienced at the national level. However, from the summer onwards, more and more sales took place in these settlements, especially in the towns around Lake Tisza and Lake Balaton, while the decline in housing market activity continued at the national level in the third quarter.

Surprise in the agglomeration

Although at first we might think that the epidemic has increased the interest in larger garden houses, although there are many such properties in the agglomerations, there has been a larger decline than the national average, especially around the capital. In agglomerations, the number of sales fell by 18.5 percent on an annual basis in 2020, exceeding the 15.5 percent decline at the national level. This can be partly explained by the fact that in 2020, unlike in previous years, house prices in agglomeration settlements no longer rose at a faster rate, which, if it remains so in the future, may reduce the outflow from the capital to the agglomeration or the countryside.

The number of transactions decreased the most in the Budapest and Érd agglomerations, by 34.3 and 33.0 percent, respectively,

but a decline was observed in all agglomerations. However, in line with national trends, the housing market picked up in several agglomerations in the fourth quarter, but the settlements around the capital also experienced a decline in the last three months of the year.

Crisis-resistant villages

The housing markets of the Village CSOK settlements proved to be more crisis-resistant than in other villages. The number of sales in the settlements affected by the Rural CSOK support decreased by 6.6 percent in total, while in other villages it decreased by 20.7 percent on an annual basis in 2020.

Comparing the supported and non-supported settlements within each county, it can also be said that the housing market shrank less in the former than in the case of the latter. In Tolna, Békés, Nógrád and JászNagykun-Szolnok counties, there was even an increase in the settlements receiving support, 5.9 respectively; 2.7; 2.5 and 1.3 percent, respectively. In the resort districts, similar processes took place in 2020, as in the resort districts affected by the Village CSOK, the number of transactions decreased by 8.1 per cent and in other resort districts by 19.7 per cent compared to the previous year.
