The commune in Romania that managed to attract investments of over 150 million euros

eMAG is investing 90 million euros for a logistics hub that will host 1,000 companies in the marketplace ecosystem, representing the second wave of investments in a 290,000 sq m industrial park. The project will generate 1,200 jobs eMAG will plant 100,000 square meters of trees around the industrial park.

The positioning near the A1 motorway, the proactive attitude of the mayor’s office, but also the location in relation to the logistics points of the largest online retailer in Romania were the main advantages that determined the eMAG giant to invest over 150 million euros in a new industrial park in Joiţa commune, Giurgiu county.

“It simply came to our notice then eMAG coming to Joiţa it was also the fact that we are very close to the highway and we have the PUG (General Urban Plan) made. We are among the first localities in Giurgiu that managed to make PUG “, explained Tănase Constantin, the mayor of Joiţa commune, in the show Investiţi în România, made by ZF in partnership with CEC Bank.

eMAG already had a warehouse on that land in Joiţa commune, built since 2018 with an investment of 65 million euros. At that time, the PUG, the location and the situation of the land targeted by eMAG were favorable for the investment.

“We had information that eMAG wants to invest in the area, they did not come directly to us, from the information we had they tried in Chiajna and Dragomireşti. Our luck, in quotation marks, was that it was a 60-hectare vacant lot, unsold, not bought by investors, near the highway. The land was bought from the owner, not from the town hall. We had the utilities in the area, gas and electricity, the water was close, we had PUG, so it was very easy to cross the urban land, this was an important thing that determined eMAG to invest “.

However, the already existing 130,000 sq m warehouse in 2018 was not the determining factor in the decision of the online retailer – which also invested in the area to create the connection between the A1 highway and the county road 602.

“It was not a determining factor that we already had a warehouse there, it was a factor that gathered in a longer list. The proximity to A1 was very important, for online commerce it is very important to be able to receive goods efficiently and quickly from all over the country, but also to be able to deliver quickly to our customers in Romania, Bulgaria and Hungary, so proximity to the highway is absolutely necessary. Second, the proximity to the couriers’ logistics centers mattered. Leaving the highway and going to the ring road it is very easy to connect with the logistics centers of our partners. A certain disadvantage was the lack of connection between the highway and DJ 602, which we solved with our own forces “, explained Alexandru Niculescu, vice president operations, eMAG, present in the show with the mayor.

Thus, the arrival of eMAG in Joiţa created a context that could favor even more investors to go to the commune of Giurgiu, located “on the edge” of the highway. “We are contributing here in addition to job creation and attracting investors after us, somehow, due to the fact that now there is a road, a better connection of gas and electricity extended by 2-3 km compared to the previous situation” .

The mayor of Joiţa agreed with this perspective, reiterating the idea that eMAG’s efforts can be a positive signal for other investors, and the phone has already started ringing in the town hall in this regard. “A colossus only brings others to him. People have already come to be interested, especially since the arrival of eMAG we managed to connect the county road 602, which crosses the village of Bâcu and the commune of Joiţa, at the entrance to the A1 highway. It is an extraordinary thing to be able to have this access “, added the mayor Tănase Constantin.

The eMAG industrial park will create 1,200 new jobs, in the context in which the entire population of the commune is approaching 6,000 inhabitants.

The eMAG project also has an important environmental component, which translates into renewable energy and afforestation.

“More specifically, we aim to supply the warehouse we build with green energy produced by solar panels, we invest in solar panels to ensure that the energy we consume is environmentally friendly. Secondly, we will plant trees around the industrial park on an area of ​​100,000 square meters. “

The second wave of investments of eMAG in Joiţa should materialize in the first phase this autumn, when the warehouse will be ready and will start attracting the 1,000 companies it will host. It is worth mentioning that the logistics park targets the companies that sell through the eMAG marketplace and that want to access the entire logistics infrastructure of the retailer, through the Fulfillment by eMAG program. This translates to reception, storage, picking, packaging, delivery, customer relations or return, where appropriate.
