30s bought one out of three apartments in Seoul last year, rising as a big player in the real estate market.
In response to the news of various real estate tax hikes aimed at multi-homed people, the number of apartment donations last year recorded a record high.

Last year, one out of three apartments in Seoul was purchased by 30 units, overtaking the traditional flagship purchasers in their 40s and 50s.
According to the Korea Real Estate Agency, the total number of apartment sales in Seoul last year was 93,000, of which 33.5% were purchased by 30s, accounting for the largest proportion.
It seems that this is because the 30s who were pushed out of the subscription market due to their relatively low additions started buying existing homes when the house price and the rental price increased together.

In this process, some seem to have written parental opportunities to receive funding through gifts from parents.
Last year, the total number of apartment donations also set a new record.
Last year, the number of apartment donations nationwide was 91,000, the highest since the 2006 related statistics were written.
In particular, about 23,000 cases were donated in Seoul, which nearly doubled in one year, and it was concentrated in the so-called Gangnam 4 district.
Not only Seoul, but also Gyeonggi and Incheon last year saw the highest number of apartment donations per year. This is because last year’s government implemented measures to raise high-intensity real estate taxes targeting multi-homed people.
In last year’s July 10 measures, the government raised the highest tax rate for multi-homed people from 3.2% to 6%, and the highest rate of capital gains tax from 42% to 45%.

Experts predict that the increase in donations will continue during and before the multi-homed capital gains tax is implemented in June this year.
