According to Colliers, almost 4.6 billion euros were generated in 2020 with office properties beyond the seven real estate strongholds of Berlin, Munich and Hamburg. Frankfurt, Cologne, Düsseldorf and Stuttgart implemented. The total is 16% below the record year 2019, but still almost a quarter above the five-year average. More than 641 million euros went to the largest single market in Nuremberg, a further 518 million euros to Wiesbaden, 385 million euros to Essen and 372 million euros to Leipzig.

While in the first half of the year every second euro invested in B and C locations flowed into core properties, in the second half of the year all office transaction sales, including core plus deals, rose sharply. “For 2021, due to ongoing liquidity pressure and yield compression in the top 7, we expect increased demand for offices in B and C cities, so that the annual result can be increased compared to 2020,” predicts Michael Baumann. He heads the Office Investment B&C Cities division at Colliers.
