The boom around the demand for pavilions started last August and it was accentuated a phenomenon that was already present in the city. The confinement period could also explain the desire for space of potential buyers.

The houses of Sarcelles are currently very popular, in this commune of Val-d’Oise where only a little less than 18% of the accommodations are pavilions. The reason for this enthusiasm is closely linked to the price of real estate, which is the lowest in the department. “Several buyers call us for that, but we have nothing to offer them”, explains a real estate agent established in the city and contacted by The Parisian.

Sales in “24 to 48 hours”

The salesman explains that the surge in demand for this type of property started last August and that it accentuated a phenomenon that was already present in the city. The lockdown period is also an explanation for this shortage of sales. “All the properties available for sale for six to eight months have sold […], sometimes in 24-48 hours ”, declares the head of a real estate agency located in Arnouville, a town adjacent to Sarcelles. “The deadlines were before […] of the order of two or three weeks’, he adds.

On October 1, the districts that were the most popular were Le Village, Chauffour and Les Rosiers. The price per square meter exceeded 2,700 euros. Conversely, those who were overlooked by potential buyers were Anne-Frank, Les Flanades and Les Lochères, where the square meter was less than 2,100 euros.

Modernization of the City

The renovation of the Village is said to be one of the causes of the enthusiasm around this district. Many projects are underway and the roads are modernized, explains the real estate agent of Sarcelles, whose remarks are reported by the daily Ile-de-France. The latter explains that 700 new housing units could have been created in the city by 2022.
