Buying an apartment with a pool is, on average, 46.2% more expensive than buying one without it, according to a study published by Idealista. Only 20.4% of the homes for sale that are advertised in Spain on the real estate platform have this convenience.
Andalusia is the community in which the difference between homes that are sold with a swimming pool compared to those that are not is greater, since their price is 83.9% higher. It is followed by the price differences of Extremadura (65.3% more expensive), Aragon (61.2%), the Balearic Islands (52.6%) and the Valencian Community (46.5%). In Cantabria, on the other hand, the difference between one and the other flats was reduced to 6.2%, followed by Murcia (11.5%) and the Community of Madrid (13%). In those markets where the percentage of homes with a swimming pool does not reach 5%, price differences have not been analyzed.
Andalusia is also where a higher percentage of homes on the market have a swimming pool (32.1%), followed by the Balearic Islands (31.2%). Below 30% of the available park are Madrid (27%), the Valencian Community (26.1%), Canarias (25.3%) and La Rioja (22.7%). On the contrary, Navarra (1.9%), Euskadi (2.7%), Asturias (3.6%) and Galicia (4.3%) are the regions in which homes with swimming pools are less frequent.
The price differences between homes with a swimming pool and those without it also vary according to the capitals. The biggest difference is in the city of Lleida, where prices vary by 113%. They are followed by Barcelona (112.3%) and Tarragona (80.7%).
The great difference of the city of Barcelona is striking when put in relation to Madrid (which remains at a surcharge of 15.9%). This disparate behavior between one city and another is explained by the capacity that Madrid has had in recent years to create new urban developments with common areas, compared to the geographical limitation that Barcelona registers to create new projects and its proximity to the beach.
On the contrary, in Salamanca, apartments with swimming pools are only 7.2% more expensive, followed by Murcia (10.4%), Guadalajara (14.5%), Madrid (15.9%) and Granada (17.7 %). As in the Autonomous Communities, in markets with less than 5% of homes with swimming pools for sale, it has not been possible to obtain price differences.
Capitals with more pools
In Spain, 20.4% of all apartments for sale in idealista have a swimming pool. The capital in which the most properties have this convenience is Alicante, since 31.6% of all those that are advertised have it. They are followed by Ciudad Real (25.3%), Logroño (24.4%), Ávila (21.7%), Palma (20.7%) and Madrid (19%). In Barcelona 6% of the apartments have it.
The north of the country concentrates the cities with the fewest apartments with swimming pools in the market. In Vitoria only 0.1% of those announced have it, for 0.6% of Ourense, 0.8% of León and Palencia, 0.9% of Pamplona or 1.1% of Pontevedra and Soria .
Methodology
For the elaboration of this idealistic study, it has analyzed the absolute price of all the flats, excluding villas, for sale in Spain.
