6 squares of the fortress wall in Sozopol in a private property and they will be removed (Obzor)

This summer, Sozopol will welcome tourists with a modified fortress wall, after the court ruled that part of it be demolished.

According to the expert, the stone wall is newly built and is not from antiquity

The superstructure prevented the owner from developing a restaurant business

Sozopol will welcome the summer season without part of the fortress wall, which surrounds the city from the sea.

The reason is that the stone wall of the architectural-historical complex “Southern Fortress Wall and Tower” falls into a private property, hides the sea view and really prevents the owner Ivan Manolov from developing a restaurant business.

The saga is not from yesterday – back in 2014 the court ruled that the fortress wall, which passes through Manolov’s property, is illegal and must be demolished. However, the man also filed a civil case, the decision of which was issued in the Burgas District Court a few days ago. All demolition costs must be borne by the municipality of Sozopol.
The claims of the local resident are for about 6 square meters of his property, on which the fortress wall is built.

According to the court’s decision, it is a 4-meter wall, nearly 2 meters thick, which falls into the private terrain. An expert report was prepared in the case, according to which there are no visible traces of an ancient architectural monument at the place in question. The expert is adamant that the process wall is newly built and does not represent a reconstruction of the foundations of a fortress wall from antiquity by upgrading.

According to the famous archaeologist and director of the museum in Sozopol Dimitar Nedev in the private area at the time there were remains of an old wall, but during the construction of the architectural complex “Southern fortress wall and tower” was replayed with the superstructure.

“It is a fact that the fortress wall is part of the town planning of Sozopol. Some of the houses stand on the foundations of the wall itself. I remember that right at the disputed place there was a residential building from the so-called Revival type. Over the years, it collapsed and fell, and a restaurant was built in its place. Exactly in this section the wall was in places about 90 cm “, Nedev commented.

A window had to be left in time for the project to provide air and a view of the private property.
The Sozopol Foundation, which is implementing the Southern Fortress Wall and Tower project, believes that partial removal will damage the architectural monument.

We learned from the media that there are some claims for the demolition of part of the fortress wall along South Panoramic Alley. For this section, everything is agreed with all institutions, so we were very surprised that there was a case. has happened so far, “Kiril Arnautski, chairman of the board of the Sozopol Foundation, told 24 Chassa.

A construction permit for the site was issued in March 2011. It was administratively challenged before the RDNCC by the owner of the property in question, but the directorate upheld it. The RDNSK chief’s order was then challenged in court.

In the course of the case a forensic technical expertise was prepared in the Burgas Administrative Court, which established serious violations – lack of architectural and geodetic survey, detailed photographing of the current situation, as well as that the project provides wall in places is unjustified.

It is also clear that the project was coordinated with the Institute for Cultural Monuments, but the property of the applicant Manolov was not entered in the letter. With regard to the design visa issued, it was also found that the relevant procedure was not followed.

Ultimately, the court overturned the RDNCC construction order in the part concerning the disputed property, and the decision entered into force on 14 May 2014.

Mayor Tihomir Yanakiev: An arch will probably be built overlooking the sea

Part of the fortress wall of Sozopol, which enters the property of our fellow citizen, will be demolished. We already have a project ready for this, but it is waiting for approval from June last year. at the National Institute for Immovable Cultural Heritage (NINKN), as the Old Sozopol is an architectural reserve, the mayor of Sozopol Tihomir Yanakiev explained to 24 Chassa.

According to him, most likely the part of the wall will not be demolished to its foundations, but an arch will be made to open a view of the sea. According to preliminary estimates, the demolition will cost between BGN 10,000 and 15,000.

“The controversial case is inherited from the previous government. You know that the municipality is in a difficult financial situation, which we also inherited. We hope to reach an agreement with the plaintiff “, the mayor of Sozopol also commented.
