About two and a half hours south of Paris by the A10 motorway (normal traffic conditions) and a little over an hour by train from Montparnasse station, Tours (Indre-et-Loire) is one of the few large medium-sized cities with an airport. Even if the cultural events are numerous there, the old medieval city will appeal to those looking for a relaxing setting, especially on the banks of the Loire and the garden of Prébendes-d’Oé. Known for its competitiveness clusters, it appeals to students.
This tends to increase the supply of property for rent in the city, but rents remain affordable (12.30 euros / m2 on average, + 1.2% over one year). Angers (Maine-et-Loire) – about an hour and a half by TGV from Montparnasse and two hours and forty-five by car on the A11 from the south of the capital – is among all the rankings of places where life is good! Still crowned the greenest city in 2020 by the Observatory of Green Cities in France, it is particularly illustrated in the preservation of biodiversity. The Angevin welcome is also often greeted by newcomers.
Angers also seduces with its architecture, medieval schist monuments mingling with Haussmann-inspired buildings. With some 40,000 students, the nightlife is important, especially near the cathedral. For more peace, we can take up residence in the historic district of Doutre, but real estate prices here sometimes reach 5,000 euros / m2, against 2,468 euros on average in the city. Because Angers is a victim of its own success. Purchase prices have climbed 32% in five years. And it sometimes becomes difficult to find a rental (average rent: 10.90 euros / m2).
