18% of mortgaged people changed their mortgage in the last year

18% of Spaniards have modified their type of mortgage contract in the last year, eight percentage points more than just a year ago, when it represented 10% of those mortgaged, according to figures from the ‘Mortgage market in the second half of 2024’ from Photohouse.

Most of the movements that have occurred have led from variable rate mortgages to fixed or mixed rate mortgages. Thus, 14% of those mortgaged changed from a variable to a fixed-rate mortgage.

In addition, those who previously had a variable rate also represent 17% of those who now have a mixed rate mortgage. For their part, there are very few who do the opposite, since only 2% of those who have a variable mortgage previously had a mixed one, and another 4% previously had a fixed one.

These figures show that the flow of people mortgaged at a variable rate towards other formulas, mainly fixed rate contracts, continues to increase, to correct the increase in costs that led to the prolonged increase in the Euribor, which reached levels above 4%. during 2023.

On the other hand, among those who continue to have a variable mortgage, there are 11% who have tried to change it but have not succeeded, and 10% intend to do so in the future. In the case of mixed ones, the intention to change is greater, with 13% of them who have tried but have not succeeded and another 15% intend to change it.
