It is no coincidence that on the official website of the international brokerage company Private Islands Inc. there are currently 13 advertisements for the sale of Greek islands, among them Bouvalos in Amvrakikos, Agios Ioannis, Agios Thomas and Tragonisi in the Saronic, the island of Sophia in the Ionian, the island of Spalathronisi in Sithonia, a cluster of islands in the area of ​​Kythnos, etc. ., while ads of islands for sale are also available on the spitogatos website. In addition, there are also private islands that are sold… privately, that is, there are no posted ads. One such, according to information, is Skyropoula.

If we even add the hundreds of islands or islets that are in the real estate portfolio of the State (some will talk again about selling off our national wealth), the list of private paradises to be exploited acquires epic proportions.

However, with the exception of the 250 million euro investment in the largest island of the Petalia complex by Grivalia and the project of the Russian tycoon Dmitry Rybolovlev in the Scorpio intended to build a resort for members of the international jet set, we have (yet?) no other cases of successful sales.

This is because it is not an “easy” and “problem-free” investment, as real estate market professionals say.

“It is very difficult to complete a private island sale” says in “Vima” o Lefteris Potamianos, president of the Association of Civil Contracts Brokers of Athens-Attica, noting that 32 licenses and the approval of 4 ministries are needed. However, both Mr. Potamianos and Mr. Mike Vassilioumanaging director of the company Ktimatica International, which operates in this niche market, emphasize that the investment interest is great.

1 Holy Trinity: Sold

The island named Agia Triada, however, near Eretria, on the website of the real estate company Vladi Private Islands of Farhad Vladi, who since 1971 has sold more than 2,000 islands around the world, is listed as sold. .

One of the cheap private islands is Agios Athanasios next to Itea in the Gulf of Corinth, listed for sale for €2,200,000. The same island in 2012 was sold for 1,600,000 euros, but all these years there was no buyer.

It is the smallest island on the Greek market – just 11,000 square meters – and can even be reached by boat from the nearby coastal town of Itea, as it is just one kilometer off the coast. Olive trees and pine trees cover the interior of Agios Athanasios, while a small sandy beach marks the northwest coast.

Strogylos is an uninhabited rock island west of Patmos in the Dodecanese. It is located between the islets of Agreloussa and Marathos, east of Arkios and north of Lipsos. It is included together with the Arkias in the Arkias complex, which has been designated by the European Ecological Network NATURA 2000 as a Special Protection Zone for the species: Mavropetritis, Aegean Seagull and Mediterranean Herring Gull.

The island in question, whose owners went all the way to the Areio Pago claiming it from the Greek State, is also being sold at a low price, just 2,500,000 euros. At least this is stated on the website of the brokerage company Vladi Private Islands. Based on the ad published by the brokerage company Private Islands Inc. by Chris Krolow, with 604 islands around the planet on its official international website, the asking price is 4,500,000 euros.

It should be noted that in 2015 it was said to have been sold to actor Johnny Depp for €4.2 million. Either the famous actor got tired of it and is selling it again or he never bought it…

Dulichio

Doulihio is located in the Ionian Sea near the entrance to the Gulf of Corinth and is part of the Echinacea Islands.

It is the largest private island currently for sale in Greece, according to the brokerage firm Private Islands.

The highest point of the island is 250 m above sea level. It has 4,000 olive roots and low bushes. “It’s an opportunity for someone who wants to turn it into a luxury tourist resort” as stated.

The same island was sold by the same brokerage company in 2016 for 40 million euros, while today the price is revealed only to those interested in acquiring it.

Fidonisi or Xeronisi

Both Greek brokers and foreigners have published an advertisement for the sale of a private island in Nea Iraklitsa of the Municipality of Eleftheri Kavala.

This is Fidonissi or Xeronissi, with an area of ​​approximately 143,000 sq.m. In the Greek ads, its price is 3,500,000 euros, while it is sold by foreign real estate companies for 3,000,000 euros.

This private island is located just one kilometer from the coast, 8.5 kilometers from the port of Kavala and approximately 175 kilometers from Thessaloniki airport.

Patroklos or Gaidouronisi

Overlooking the piers at Sounio and just 850 meters off the coast of Lavreotiki, the Giatrakou family’s private island of Patroklos has been for sale for more than three decades, with real estate professionals still arguing that it could be an important option for tourism investment.

However, based on ministerial decisions and due to its archaeological nature, any kind of transaction of the 2,600 acres has been prohibited. Thus, its owners have appealed to the Court and claim compensation.

From time to time many have shown interest in the island. From Israeli business interests led by David Appel and behind-the-scenes protagonist Gilad Sharon, son of then Prime Minister Ariel Sharon, to Arab funds and Greek shipowners.

Special mention should be made of the Lebanese tycoon Antoine Maalouf, who in 2008 offered 120 million euros. His plan called for the construction of 6-star hotels, a theme park, a convention center, a golf course, an undersea tunnel, and more, at an investment of over $2.5 billion.

Although this proposal also fell through, reliable sources say that Maalouf continues to be interested in investing in Patroklos.

At the moment, an ad for the island is posted on the Private Islands website, but no price is mentioned.

Based on information from the market, however, the owners are asking prospective buyers for around 60,000,000 euros. It should be noted that 12 years ago the price of the island was 150,000,000 euros.

Agios Panteleimon

Just a few meters from Oinousses is the private island of Agios Panteleimon, which is for sale for 4,000,000 euros. It has a total area of ​​approximately 40 acres with the possibility of development up to 200 square meters.

Today on the island there are 3 small chapels, each with its own unique history. An electric generator serves the churches, and there is also a well for drinking water.

Private island in Preveza

With an area of ​​17,530 sq.m. private island in the Ionian for sale for 3,750,000 euros.

It belongs to the Prefecture of Preveza and is very close to the mainland at only 1 mile.

According to the ad, there is a building permit valid for the construction of two self-contained independent houses with an area of ​​140 sq.m. each one of a swimming pool.

Rabbit or Macropoula

Next to the island of Makri, which is also for sale, is the island of Kouneli or Makropoula.

It is an uninhabited island of 93 acres in the Echinades complex in the Ionian Sea, which belongs administratively to the Municipality of Ithaca and which is being sold for 4,000,000 euros.

In fact, 9 years ago the news went around the world that the “Brajelina” couple (at that time they were still married) wanted to buy the specific island very close to Oxya or Oxia island.

However, neither the couple became Ionian residents, nor did the plans of the former Emir of Qatar, Hamad bin Khalifa al-Thani, who bought the island of Oxia in 2013 for 5.6 million euros in order to invest in tourism development, prospered.
