[경제]”Unsuccessful bids are crowded with competitors”… The successful bid rate in Seoul and the metropolitan area rebounded

Last month, the successful bid rate, which is the proportion of finding new owners in apartment auctions in Seoul, Gyeonggi and Incheon, rose at once compared to the previous month.

When I went to the site, dozens of people flocked to the property with high preference.

It is in front of an auction court in Anyang, Gyeonggi-do.

Some people are looking at what items to bid on, and others are gathering to participate in the auction together.

[응찰자 : 집값이 너무 올라가다 보니까 누가 경매로 집을 사면 조금 싸게 살 수 있다고 해서…. 경매로 사는 게 조금 나을 것 같다는 생각이 들어서 경매 공부하고 이렇게 입찰해볼까 하고….]

An employee of a company that distributes informational papers in court at every auction says that the atmosphere has changed recently.

[유순조 / 경매 정보 업체 직원 : 아파트가 유찰이 많이 되고 한 물건은 경쟁자가 좀 많이 생겼더라고요. 대출이 좀 풀리고 규제를 많이 풀어놓았잖아요.]

Thirty people flocked to an apartment auction where the lowest bid price was more than 100 million won lower than the market price after three failed bids.

[이지윤 / 낙찰자 : 오늘 와서 보니까 경매하고자 하시는 분들이 되게 많이 오셨더라고요. 시세에서 5천만 원 정도만 싸게 하려고 했는데 그것도 불안해서 3천만 원만 싸게 보자, 하고 썼어요.]

This mood is also reflected in statistics.

Seoul, Gyeonggi, and Incheon apartment auction success rates in January all increased compared to December last year.

Six of the top 10 bidders in the national apartment auction last month were from the metropolitan area.

This is because if you win the auction, you can buy it at a lower price than the market price.

However, it is difficult to see the increase in the bid price as a positive sign for the real estate market.

This is because the successful bid price ratio, which is the ratio of the successful bid amount to the appraised price, rises or falls slightly, but does not change significantly.

[함영진 / 직방 빅데이터랩장 : 경매 일부 지표는 개선됐지만, 아직 관련 수치들이 평년 수준에 미치지 못하고 있어 본격적인 ‘회복장’을 논하긴 어렵다고 보여집니다.]

Unless interest rates are lower or housing sales are booming, auctions are likely to focus on apartments that are in good locations or have significantly fallen in price.
