Significant improvement in terms and conditions at the market leader for partial sales: from June 2021, the annual costs for new Wert Faktor customers will drop from 3.3 percent to just 2.9 percent of the amount paid out. This means that an average Wert Faktor customer saves around EUR 8,000 in financing costs on a payment amount of EUR 200,000 over a period of 10 years. The so-called usage fee of now 2.9 percent is adjusted every ten years according to the 10-year federal yield. All costs of the partial sale, such as notary fees and the entry in the land register, are still borne by value factor alone.

“With the partial sale, we have closed a gap in the market in Germany: Many senior citizens cannot or do not want to take out a loan in order to fulfill their wishes or to maintain their standard of living,” says Christoph Neuhaus, founder and managing director of Wert Faktor Immobilien GmbH. “With the partial sale to Wert Faktor, homeowners can now turn parts of their real estate assets into cash without having to sell their house in full or borrow money. We are particularly pleased that we are now moving very close to current financing rates with the sharp adjustment to the terms and conditions for all customers who sell part of their property consider for yourself. ”

Investments and maintenance: Wert Faktor contributes up to 20,000 euros

Also new: as a new co-owner, Wert Faktor will also contribute to the maintenance costs in the future. For the renovation of heating systems, electrics and pipes as well as for investments such as thermal insulation or the replacement of windows, the inventor of the partial purchase will in future take his share of every invoice up to a total of 20,000 euros per property. We want to support them in being able to live happily at home for as long as possible. And of course, taking care of the property as a co-owner also benefits us when it is sold later. We are very pleased that we found a way to support our customers here. ”

When selling the property: full performance, half the cost

The fee for a later sale of the property could also be halved again. In future, this service comparable to a broker will only pay 3.25 percent implementation fee instead of 6.5 percent. If the seller or his heirs want to buy back the sold share, the costs drop to just 2.25 percent.

The cost reduction was mainly made possible by new financing partners, which Wert Faktor was able to win as the inventor and market leader of partial sales in Germany. The success with customers and the experience gained in setting up this new product segment also made it possible to improve further conditions. “The partial sale is meeting with considerable demand, which shows us that we have hit a real nerve with our target groups with our idea,” says Neuhaus. By the end of 2020, more than 400 owners had already sold shares in their own homes or condominiums to Wert Faktor. Overall, Neuhaus estimates that the partial sale would be a good solution for around ten million senior citizens who own real estate in Germany alone. “As the market leader, we don’t want to rest on this success, we want to keep getting better. That is why we are constantly looking for ways to further reduce costs for our customers and make the terms more and more attractive.”

Don’t fulfill your dreams on credit: Partial sales as an alternative to debt

The partial sale was developed by Wert Faktor in 2018. This means that property owners can release liquidity from their property for the first time without getting into debt or selling their own home. Wert Faktor acquires up to 50 percent of the home at the current market value and pays the purchase price to the partial sellers. The special thing about it: The partial sellers remain owners with all rights. You can continue to use your own home, design and remodel it as you wish, rent it out and of course also bequeath it. Neuhaus: “More and more senior citizens now own their own real estate. With the partial sale, owners can now access these assets easily, flexibly and on fair terms. And what is important to many senior citizens: They and their heirs remain the owners of their own house at all times.”

About value factor and the concept of partial sale

Wert Faktor Immobilien GmbH is the inventor and pioneer of partial sales.
