[사회]”All villas are victims”… The king of villas in the metropolitan area, possibility of accomplices

The tenants cannot recover their deposits due to the sudden death of Mr.

In some cases, the entire villa is owned by Mr. Kim.

We will connect the journalists who are on the scene. Reporter Kang Min-kyung!

Yes, it’s in front of a mansion in Hwagok-dong, Seoul.

[앵커]

What kind of villa is Kang’s villa?

[기자]

A total of 18 families live in this villa where I am now, including single-person families and dual-income spouses.

However, it turned out that all the houses in this mansion belonged to a recently deceased Mr. Kim.

The tenants who lived here suddenly risked not getting their deposit back.

Mr. Kim, the so-called ‘Villa King’, is a rental operator who has purchased 1,139 villas and officetels.

He died suddenly last October after failing to pay more than 6.2 billion won in taxes.

The house has been foreclosed due to tax arrears, but the owner has died, so the risk of tenants not getting back their jeonse deposit has increased.

Mr. Kim also bought a house in the name of a corporate company, but it is not easy to extend the bank loan in this case, so the tenants are putting their feet up.

The government has announced that it will first set up a joint legal support team for the victims of Villawang and present a realistic plan to protect the victims as soon as possible.

But can it not be ruled out that there is an accomplice behind Mr. Kim?

[기자]

Yes. It started by raising the question of the common sense impossibility for Mr. Kim to buy more than 1,000 houses in just 3 years.

Mr. Kim has only lent his name, and there is a possibility that an organized movement is behind it.

The police are also looking into this part.

The Seoul Metropolitan Police Agency’s Financial Crimes Investigation Unit said Mr. Kim died on the 15th, but was rigorously investigating whether he was an accomplice and would quickly find out the facts.

In the midst of this, the number of so-called ‘can charter leases’ who cannot return the deposit due to the recent sale price being lower than the charter price is also increasing.

This year, in fact, in Seoul, the number of applications for ‘tenancy registration order’ to the court to request the right of first refusal for the refund of the deposit has increased by almost 26% compared to last year, registering a record.

If the trend of falling home prices continues, it looks like there will be more damage cases like this.

The government is also stepping up its investigation into charter fraud and discussing ways to protect tenants.

However, it is emphasized that a more fundamental countermeasure should be prepared as the amount of money and loans of large numbers of people are intertwined.
